Construction Management is a process that allows a client to select a Construction Manager based on qualifications; make the CM a member of a collaborative project team; centralize responsibility for construction under a single contract; produce a more manageable, predictable project; save time and money; and reduce risk. 

Construction Management, a more professional approach to construction, is becoming an established method of project delivery, replacing the traditional process of design-bid-build.

The Construction Management method of project delivery allows the client to have one point of contact for the duration of the project.  Municipalities, facility professionals, architects, engineers, equipment vendors and subcontractors are all coordinated under the construction manager.  The CM also takes all responsibility to develop the plan or program to begin the project and bring it to completion, meeting the clients’ needs.

Through the process of construction management, the client is always aware of the progress of the project and how all facets of the program are being developed and implemented with a minimum amount of coordination on the part of the client.  During construction planning, the client and CM will determine the level of involvement required by the client, and milestones and timetables are established.  Periodic progress meetings are held between the Client and CM during pre-construction and construction phases with set agendas.  Through this process, the Client will maintain control of the project, while spending a minimum amount of time collaborating and coordinating with what could be hundreds of issues and individuals.

Often, clients are faced with the necessity of developing facilities to support their businesses.  The construction process is a means to an end, which is an added step in the business plan.  Construction duties can become an added task to an already busy schedule, and may be outside the expertise of the individual charged with overseeing the process.  Confusion, frustration and missed deadlines are the result.  Through the CM process, Clients can employ knowledgeable professionals experienced in the process of total project coordination, which eases the burden, giving the Client more time to focus on his primary business.
